The property market in Rawsonville

Most houses in this Western Cape community are spacious and well-kept, with large gardens. While several small retirement homes are available, few flats, apartments and townhouses exist here.

Homes tend to be more affordable here than similar properties in Worcester. Information from Property24 indicates that the average selling price for properties sold between 2012 and 2021 ranges from R500 000 to just below R1.5 million, making these homes great value for money.

Development in the town is also slower than in neighbouring Worcester, which means open stands and opportunities to develop new units are still limited.

Rawsonville is nevertheless well-maintained by the Breede Valley Municipality. Roads are looked after, and the area is relatively safe due to active policing.

Lifestyle and entertainment

Most residents of Rawsonville work either at farms and agricultural facilities close by or in Worcester. The community is well established, and because of its small size, it is supportive and friendly.

The town is a popular destination for retirees who find its retirement properties and old-age home affordable. Property24's data shows that most owners are within the age range of 50 years and older.

That said, Rawsonville offers young adults and families just as much to enjoy. Because of its setting near mountains and rivers, Rawsonville is home to several extreme sports activities, including mountain biking, hiking, trail running and water sports.

Several restaurants have also made Rawsonville a popular destination with local and international tourists who visit the area's wine farms on weekends. These visitors are also drawn to attractions such as horse trails, quad bike and 4X4 excursions, ATKV Goudini Spa holiday resort and several wedding venues in the vicinity.

Shopping, health and education

A new supermarket provides all the necessities residents require, but with Worcester just 15 mins away, a trip to the mall is effortless.

Hospitals and clinics are also available in Worcester, including Worcester Hospital, Worcester Medi-Clinic and several specialist medical services.

The same can be said for schools. While children can attend Goudini-Bad Ngk Primary School near Rawsonville, several parents send their children to schools in Worcester, such as Worcester Gymnasium, Iris Qwela Primary School, Victoria Park Primary School, Breërivier High School, Drostdy Technical High School, Esselen Park Secondary School, Montana High School and Worcester Secondary School.
