Cosy up in the tight-knit community of Labiance

Labiance, also known as Labiance Estate, lies nestled among the Northern Suburbs' most popular neighbourhoods, with easy access to major highways. But it's not just this area's location close to Bellville, Brackenfell and Kuils River that makes it so beloved by the people that choose to live here. It's the residents themselves that make Labiance a gem among neighbourhoods in Cape Town.

A sense of safety in Labiance Cape Town

This little community, situated a stone's throw from where Kuils River Road (R300) and Strand Road (R102) cross, lives by a different pace. Here you'll find residents walking the perimeter of their neighbourhood in the evenings in groups to get together and make sure their slice of Cape Town is still safe.

Part of what makes Labiance feel cosy and safe is the fact that it has only one entry and exit. Labiance is  accessible from only one road which is now monitored by a security camera. With its large yards and relatively few sectional title homes, it's also not as densely populated, which means people get to know and support one another here.

Life in Labiance is built around family, which doesn't come as a surprise if you consider that there is a school in the middle of this little neighbourhood

Location of houses for sale in Labiance

If you're thinking of buying in Labiance, you're in for a treat. Labiance is in an excellent location for reaching not only many parts of the Northern Suburbs, but the Southern Suburbs too. It's also one of the closest northern neighbourhoods to the Cape Town International Airport and due to its location next to major thoroughfares, you can get to the airport quite fast too.

It was built before many of the newer areas of the Northern Suburbs, which means it's got slightly larger yards with more space for gardens. At the same time, it's situated right next to multiple industrial parks to its north and west. This allows residents of Labiance to live close to places of work while offering them all the perks of suburban living.

Types of houses for sale in Labiance

Because Labiance was established before some of the more recently built areas of Cape Town's northern suburbs, it offers more freestanding homes than these neighbourhoods. But that doesn't mean it only caters for large families.

With their large backyards, many Labiance houses for sale have granny flats or adjoining flatlets. This provides additional income to homeowners here and means people of all walks of life can call Labiance home, whether you're a bachelor just starting out or retirees looking for a small home tucked away in a green garden.

There are a few sectional title homes and flats available too. Among them are Labiance Court, Labiance Tower and ACVV La Belle Retirement Home is also situated here.

The property market in Labiance

Like homes in many of the areas in the Northern Suburbs, properties in Labiance continue to grow in value. In 2014 the average freestanding property here sold for R920 000, according to Property24 data. In 2022, this price stood at R2 075 000. Because Labiance is a small neighbourhood, not many homes are sold here every year. Since 2014, the highest number of freestanding properties sold here per year was 18.

In the last few years, very few sectional titles changed hands in Labiance. Less than 10 apartments or townhouses has sold here annually since 2020. The average sale price of sectional titles continue to grow, with the average cost coming to R790 000 in 2022.

Most of the Labiance properties on the market in 2023 were three-bed homes, although several four- and even five-bedroom homes have also been listed in the same year. Considering the number of family-size properties on the market, it's no surprise that most of the buyers in Labiance in 2023 were under 49.

NS Property Solutions' agents in Labiance also point out that younger buyers are purchasing large, older houses for sale in Labiance that they can spruce up. These buyers like the space that older Labiance properties offer and the opportunity to put their own stamp on homes here. It explains why almost 40% of buyers in the area in 2023 were under 35 years old.

Live close to convenience when you buy a house for sale in Labiance

The benefit of being situated in the middle of three popular suburbs is that you're close enough to anything you need. In Labiance the amenities of Bellville, Brackenfell and Kuils River are open to you.

It helps that Labiance Primary School and Bellville Technical High School are situated in Labiance itself. The suburb is also close to Athlone School for the Blind and schools in Bellville such as Winsley Primary School, Kasselsvlei Primary and Comprehensive High School, Bellville Suid Primary School and Goeie Hoop Primary School.

It is also near the University of the Western Cape and the Cape Town University of Technology.

It's also an almost equal distance from major health care facilities Netcare Kuils River Hospital and Tygerberg Hospital. There are several medical practices in the surrounding areas as well as private and governmental clinics. Pharmacies are also within easy driving distance.

For shopping, a small corner store in Labiance carries necessities, with shopping centres such as Access Park Bellville, Elto-Towers Shopping Centre, Ipic Shopping Centre Soneike, Queensgate and Bellville Mall all close by.

There's no shortage of things to do either. Hit the gym at Planet Fitness Bellville or Brackenfell, or spend the day out and about at Tygerberg Nature Reserve. Remember that Stellenbosch's winelands are just a 10km drive away and Cape Town's City Bowl just 30 km away.
